Types of Transactions


Loan Participations
The basis of our business, Loan Participations are underwritten, documented, and serviced beyond the level you would expect in your own institution. We "lead" these transactions with all participants sharing in the loan on a pro-rata basis. Because most of our participants are community - based financial institutions, there are typically no minimum participation amount requirements.

Non-Participation Loans
Generally, loan participations are of a certain minimum size and collateral type. Transactions too small or requiring an abundance of special (local) servicing are underwritten with the same degree of due diligence and caution as our participation loans, but we do not "lead" these transactions. We accommodate our borrowers requests by placing the loan with one institution or finding several lenders willing to collectively finance the project, and assisting with those lenders' due diligence requirements all the way through loan closing.

SBA Loans
Because of the form-intensive application process and the abundance of rules, community financial institutions either develop special government-guaranteed lending departments within their banks, or totally avoid this potentially lucrative business. Hallmark American Group has a long history with SBA and USDA lending programs and a complete understanding of the processes. Although underwriting these loans is different, credit standards are not compromised. After these loans are analyzed and structured, they are approved and booked by banking institutions prepared to service them.
